Garfield Renovation + Porch Rebuild

This 2-family home was built circa 1895 and was completely run down when purchased. The purpose of this renovation was to bring the first floor, 3-bedroom apartment back to life and rentable and to refresh the front of the house.

As is evident in the “before” photos, this house had been neglected for years, with cracking plaster ceilings, damaged trim and rough hardwood. The goal was to keep some of the character of the house within a small budget, so everything that could remain stayed and was painted or refinished. Existing cabinets were matched to allow for a kitchen expansion without excessive re-work.

While this apartment was a 3-bedroom, the layout was wasting space and lacking privacy. By closing up doorways and cleaning up other odd features, the apartment finally made sense with three distinct bedrooms and one entrance.

The porch was old, unsafe and very hot on sunny days. The design sought to open it up and give it a fresh new look. While keeping the existing roof, the new porch makes the house look younger and provides a functional outdoor space.
